Project Overview
3D Aluminium was appointed by Mercers Housing Association as the Principal Contractor to deliver a comprehensive window and door replacement programme at Priory House, Sans Walk, London.
The project involved replacing the existing timber windows, doors, and stairwell screens across 23 residential apartments, one communal area, and five stairwell locations with new high-performance aluminium systems.
The primary objective was to enhance the building’s thermal performance, security, durability, and overall appearance, while ensuring minimal disruption to residents.
To meet both performance and aesthetic requirements, the following systems were selected:

Delivering works within an occupied residential building required careful planning and ongoing communication.
A key priority was maintaining resident comfort throughout the programme. To support this:
- The majority of installations within apartments were completed during the summer months, reducing exposure to adverse weather.
- Works to communal areas and stairwells were scheduled for late autumn and early winter, following completion of internal residential works.
Clear and consistent communication played a vital role in the project’s success. Regular meetings were held with tenants to provide updates, address any concerns, and ensure transparency throughout the programme. This collaborative approach, supported by the residents cooperation, helped minimise disruption and enabled efficient and safe delivery.
The project presented several logistical challenges:
- Narrow access roads, restricting vehicle size and delivery methods
- Limited on-site storage space for materials
- No provision for skips or long-term waste storage
To overcome these constraints, deliveries were carefully scheduled in line with the installation programme, ensuring materials arrived precisely when required. All removed materials were transported back to 3D Aluminium’s facility, where they were sorted and recycled responsibly wherever possible.
The completed works have significantly transformed Priory House, replacing ageing timber frames with modern, thermally enhanced aluminium systems. The new windows and doors provide improved energy efficiency, reduced maintenance requirements, and enhanced long-term durability.
Finished in anthracite grey, with carefully selected Georgian bar detailing, the new frames provide a contemporary aesthetic while complementing the building’s original sandstone architecture. The result is a refreshed, modern façade that enhances the overall appearance of the property and will serve residents for many years to come.
